Project Overview
Main Street Exchange is a multi-year investment in Dunedin's future. Our goal is simple.
To create a vibrant, walkable destination that enhances Main Street, improves parking, supports local businesses, and provides new experiences for residents and visitors.
A Project Designed to Fit Dunedin — Not Change It
Over the past two years, we've listened carefully to residents, business owners, and city staff.
Here's what we consistently heard:
- Downtown needs more parking.
- Residents want more dining choices.
- Local businesses need year-round activity.
- Visitors want walkable experiences.
- The community values arts, culture, and local flavor.
- People want to maintain the charm and scale of Dunedin.

Phase 1 - Douglas Parking Center
The Douglas Parking Center is a standalone but complementary project
Key Highlights
- Improving parking in Downtown Dunedin with 318 structured parking spaces.
- Addresses the longstanding shortage in the downtown core.
- Provides event parking, business parking, and future hotel valet support.
- Designed with +/- 20,000 sqft (future retail pending rezoning and city council approval).
- Enhances walkability near Douglas Avenue, Skinner Boulevard, and the Trail.
Phase 2 - Main Street Exchange
Mixed Use Project
Key Highlights
- Further enhancing downtown parking with an additional 137-space Interior Parking Garage to relieve downtown congestion.
- A curated +/- 20,000 sq. ft. Food Hall / Marketplace with a mix of fast casual dining options, a central bar, open seating, a market corner and year round programming.
- An 89-room boutique hotel designed to fit Dunedin's Architectural character, offering visitors an elevated but intimate experience that supports local tourism and events.
- Rooftop terrace bar and social spaces overlooking Main Street and the Trail promoting Outdoor gathering areas, scenic seating, crafted cocktails, and sunset views — all thoughtfully integrated to maintain appropriate noise and privacy buffers.
- A flexible event + theater venue promoting performances, comedy, workshops, film.
