As a standalone but complementary project to Main Street Exchange, the Douglas Parking Center will improve parking within downtown Dunedin.
Key features and benefits
Designed to address parking in the core of downtown Dunedin, the Douglas Parking Center will also provide parking for events and local businesses, as well as future hotel valet support. Shown below is a breakout of the parking for the different uses being accounted for in the new 318 space parking garage.
Approximately 125 spaces serving Main Street Exchange uses
Approximately 65–85 spaces typically used by employees during the busiest times
Approximately 80 spaces planned to support future retail or active uses, pending rezoning
Approximately 28–48 spaces generally available for everyday public parking during PEAK periods
Acting as a social hub for gaming and entertainment, additional interior space will be designed for family-friendly attractions.

Main Street Exchange is a mixed-use space designed around the unique charms of historic Dunedin, inviting both residents and visitors alike with its warm, family-friendly hospitality.
Key features and benefits
Designed to complement the architectural character of Main Street, the 89-room hotel features a rooftop terrace with a central bar, outdoor gathering areas, scenic seating, crafted cocktails and sunset views. Since the venue is open to the public, the thoughtful design also includes appropriate noise and privacy buffers.
A curated food hall with 15 vendor stalls featuring local operators, fast-casual offerings, a central bar, open seating, corner market and lively atmosphere.
A flexible cultural space designed to host performances, comedy, workshops, film nights and community programming, or private events, like fundraisers and weddings.
A character-filled standalone space offering an intimate 45-seat lounge experience with a hidden entry and distinct, immersive atmosphere.
A full-service, day-to-night restaurant with indoor and outdoor dining, featuring 198 seats.
Small-format retail spaces designed for local entrepreneurs and artisans, with street-level access.
Added onsite parking to support visitors, events, hotel valet operations and daily downtown activity, helping to reduce congestion and improve traffic flow.
Outdoor seating areas, walkways and gathering spaces integrated near the Pinellas Trail.

Yes, with 318 public parking spaces at the Douglas Parking Center and an additional 137 parking spaces at Main Street Exchange, we anticipate reduced congestion and street spillover, plus improved traffic flow.
Yes, both buildings meet the long-term vision of the City of Dunedin and height allowances under the city’s zoning regulations, and both have received unanimous ARC approval.
For Main Street Exchange specifically, the current project will replace an existing 4-story building that is 41 feet in height. The new building will have a primary maximum height of 36 feet with only a small portion of the building topping out at 46 feet in height. In addition, a10-foot step back will be incorporated into the building design.
Yes, with increased foot traffic, more parking and year-round visitors, both projects will directly support Main Street and Dunedin’s small-business economy.
Yes, our intention is for it to host a wide variety of community events and programming.
